Four unique apartments sold in W8

Brooks Gordon has sold all four apartments in this 13,000 sq ft new development in Kensington. Originally 11 apartments plus an office, 6 Palace Gate, a Grade II listed building, underwent an extensive development and modernisation programme to create the four unique properties.

All apartments achieved either the asking price or above and were sold to overseas purchasers.

Investment Block Sale in Kensington W2

Demand for investment blocks continues to rise from overseas investors. Brooks Gordon has recently sold this 5000 sq.ft apartment block in Palace Court, Kensington W2 to Middle Eastern investors.

The freehold block consists of 7 apartments that are all currently let out on assured short hold tenancies. The property, in need of improvement, has the benefit of planning to redevelop into a single house of 6,500 sq.ft or to reduce the number of units to 6.

This represents the fifth block in prime central London recently sold by Brooks Gordon. The guide price was £6.5m.

Another Investment Sale for Brooks Gordon in W8

Following the recent sale of 101 Lexham Gardens W8, Brooks Gordon have successfully sold 49 Kensington Court W8 for the same Far Eastern client. Acquired from the receivers in 2010, this  impressive 8000 sq.ft block of 4 apartments were all furnished and let on assured short hold tenancies. We were tasked with discreetly placing this property to a selected short list and it was ultimately purchased by an international cash buyer for £12,500,000. This represents the fourth residential investment building sale in as many months for the investment team at Brooks Gordon.


Demand for similar residential investment buildings is rising amongst our client base and we continue to look for similar properties.

Sale of Investment Block in Kensington

15 August 2012

Brooks Gordon are pleased to announce the exchange of contracts of 101 Lexham Gardens, an investment block in prime Kensington,  comprising 10 self contained flats let on assured short hold tenancies. With a net saleable area of 8,308 square feet and an income of £340,000 per annum, the sale price of £9,300,000 represents a gross yield of 3.6%. Brooks Gordon acted on behalf of the Malaysian owners who had bought the building only 18 months previously for £7,500,000.


The property was bought by Lebanese investors.
